My front lawn is Zoysia which was established from sod. It grows very thick and creeps and seems to be very resilient so I thought I'd seed my back lawn with Zoysia as well. I had my landscape guy prepare a seed bed for me and then I cover the ground with biomulch(used to be free in Cobb CO GA) to act as a topsoil layer. After that I applied starter fertilizer and my
seeds. I cover the ground with hay/straw to keep the tiny Zoysia seed from washing away and then I watered it three times a day for about 3-4 weeks.(I paid my son to do it a couple of times a day and I did it the rest of the time.) It took a while to get going. I think most people are used to the seedlings popping up in a week like Fescue. Keep dreaming. Now my backyard lawn has grown together nicely and is thicker, healthier and more resistant to drought than my front sodded Zoysia which seems to die off every summer. And the best part is NOT A WEED IN SIGHT!! Not only that but it's creeping in adjacent areas and bullying the weeds over there too!! If I could do it again I would have seeded the entire lawn with Zoysia.

Turf type tall fescue (TTTF)is highly recommended by most state AG extension depts for lawns in the so-called transition zone (basically, the Mid Atlantic from NJ to the Carolinas, back through much of the Midwest) due to its drought tolerance and quick establishment. Rebel is considered one of the better cultivars. However, be aware that TTTF does have some limitations. The drought tolerance, which comes from its ability to root deeply, can be poor in clay soil, which is very common all over the country, but particularly in the Mid-Atlantic region, much of which is in the transition zone. The color is a good dark green, but the blades are not as fine as Kentucky bluegrass, and they tend to get even wider as the grass ages. You also need to overseed bare spots constantly, because it is a bunch type grass that does not spread by rhizomes the way KBG does. It is also a little more prone to fungus infections than KBG, a consideration in the humid parts of the country. Finally, it does not really go dormant in high heat/drought the way KBG does -- it survives because it finds water in the deep roots. If the roots are not deep, like in clay soil, it will be toast above about 90F. So I would say this -- if you do not have clay soil, this is going to be a great choice. But if your soil usually feels brick hard in summer, meaning it has a lot of clay, I'd try either KBG or perennial ryegrass, which do much better in compacted soils.

Since it should ideally be planted in another zone south of where I live, I decided to just keep it in the bag un-opened and in a dry cool place and hope the seed will germinate in the spring.
